They were fantastic! Very highly recommend reaching out to Van Franey. They offered a super fair price on a project I thought was going to cost way way more, and even did the work same day, which has been super rare lately! We only had the budget for the current project but I’ll definitely be coming back to them in the future for others. Shout out to John who helped us and was absolutely amazing! It’s our first house and he took time out of his day to show us some home care basics regarding our water connections and plumbing and stuff to look out for. 😊

Contacted Van Franey Plumbing to remove and replace my 10-year-old hot water tank. The space was a small and tight closet under an air handler unit. The plumber John ordered the exact replacement, so everything fit perfectly. John is a master with the pipes as there was little room, but he manages to make all the connections look way better, shut off valves much easier to get to as well. I would highly recommend Van Franey plumbing for value, price and quality. Very satisfied and know if you call them, you will be also

And, helped us make an informed decision on the product we were considering. He also scheduled us very quickly. The gentlemen that came to install our new hot water tank and toilet were very polite and friendly. They did a great job installing our new products, cleaned up and hauled everything away. We called Van Franey because of a bad sensor on our water heater. My husband had researched the issue and told the tech exactly what part needed replaced. The tech had to order the part (less than $10 & under warranty) and said he would be back in about a week. At that time, he also put in a new expansion tank (about $75 if you purchase yourself). He was there less than 1 hour and the cost was $450. When they didn’t schedule the next week, I called the office. The lady that answers the phones is not terribly helpful. It took about 3 weeks for the part to come in and every time I called, she seemed annoyed and always said the same thing… that she didn’t know what was going on & she will have to look into and call me back. No response so I would follow up every 4-5 days. I had explained that we were moving and was hoping to get it wrapped up before we left. They had no control over when the part would come in but the fact that she never followed through could've been avoided. It was about 3 weeks later that they scheduled to install the sensor. Because we were already out of the house, I gave them the door code and said that they could come at any time since the house was vacant. I was surprised when I received an invoice for $300. My husband said the ā€œinstallā€ couldn’t have taken more than a few minutes so I called the office on 8/9 and the same lady said she would have to look into it and get back to me. No response. James from Van Franey called about the open invoice a couple of weeks later, not knowing I had called on 8/9. There was NO BREAKDOWN OF LABOR but I said the tech couldn’t have been there more than 1 hour. He confirmed that the tech was definitely there less than 1 hour but the $300 was for the service call. I would consider $300 more of an emergency charge than a standard charge, especially considering that they had already been out for that issue, they didn't have the part on them to do the job on first visit, and could come at their convenience. James called Van, who reduced the bill by $50 ā€œsince they had just been out and done the other workā€. Had of we known this kind of fee would be charged, my husband would’ve just ordered the $10 part, bypassed the warranty & installed it himself. He was more than capable but we were so busy with the move, he just wanted to take one thing off his plate. We feel that we were gouged $700 for the services received & would not recommend this company.

Van Franey Plumbing did an excellent tidy job to replace the clogged shower valve which was in behind the shower wall . Edgar diagnosed the problem and solved it working in a tidy and well organized manner. I am well pleased and especially because I now have a plentiful supply of hot water!
